The main goal is to reach an energy class in line with the expectations of the recent real-estate market and adapt the property through improvements in the overall image, that now designs and features an important and strategic place for the city.

In the redevelopment of the entire building, all of the office floors are maintained and commercial activities are redistributed on available surface area on the basement and raised ground floor levels.

The intervention “delicate and respectful” of Lombardini22 develops the building, leading it to a renewed splendor, modern and functional.

The connotation of the entrance changes, centered between the two windows, recapture the center of the property. Creates more visibility and living space for the windows on the sides .

The facade is the same as Magistretti but with new windows and doors that create a play of full and voids all over again.

At the rear the combination office-window is replaced by a more functional curtain, fully glazed, which gives brightness, depth and quality of life in the working space.

The complex of three main buildings creates a central pedestrian plaza appropriate for all hours of the day, a place for entertainment, meetings, activities and casual social interaction.
The main buildings interact with each other through transparent and permeable connections that open onto the “piazza”, with spaces of great height and quality. An adjacent building of 2.272sm will be dedicated to the food court and other amenities as part of the “5-Star Services” center. The parking area facilitates 603 cars, 21 motorcycles and 63 bicycles.

The project focused on areas where visitors can linger and enjoy the special settings designed especially for them, places that create positive emotional experiences and memories.

The design simplifies the obsolete and repetitive decorative elements adding something exclusive: design elements capable of arousing memories related to the mall.

Maximizing energy efficiency means minimizing management costs but also reducing waste by building sustainable.

This is a mission and a goal that Lombardini22 reached designing air conditioning systems serving the 11,000 square meters of office space in the first building of the Energy Park.

The plant is a mixed primary air and fan coil. The primary air distribution flows through the 4 shafts created at the two stairwells, the secondary distribution passes in the false ceiling instead, along the primary circulation route of the offices. The units consist of fan coil terminals connected to high induction diffusers on the ceiling, the primary air is fed into the distribution network of fan coils and before entering the environment.

The production of fluids is entrusted to two multipurpose hybrid condensing units. The control system, depending on climatic conditions and building requirements, decides the priority of one of the two units, one air cooled and the other water-cooled. The water condensation circuit consists of water taken and released from separate wells. The circuit is disconnected from the condensation circuit of the multipurpose units by means of a plate heat exchanger.

The key benefit of multi-purpose units is derived from the full exploitation of concurrent requests recovery of heat and cold from the building. That possibility should substantially increase the excellent performance of the unit, to the benefit of energy efficiency of space.
